Welcome to Cooper's Cabin, the perfect place for a relaxing getaway at an elevation of 6,565 ft in the White Mountains and Mogollon Rim of Arizona! Only a short drive off the highway with easy access in all weather. 2 bedrooms and 1 bathroom along with a washer and dryer for your convenience! DOG FRIENDLY! ($50 pet fee)

Close to three fishing lakes and many hiking trails. No street lights to get in the way of the stars at night.

Plenty of local eateries to access within less than five minutes!

The Space:

Cooper's Cabin offers 756 square feet of pure mountain paradise. While the space may seem small, it is organized in a clean, calm environment to make it feel much bigger than it is.

BEDROOMS: The Llama Room is a ground-floor bedroom with two twin beds with memory foam mattresses, overhead light and ceiling fan, a separate dedicated heater, and smart flat-screen tv mounted on the wall. (You will need to provide your own logins to access your favorite streaming service.) There are currently no places to hang or store clothing outside of your suitcase.

The Loft Room is, you guessed it, upstairs! It features a king-size bed with a memory foam mattress, oscillating fan, and a separate dedicated heater. A window Air Conditioner is behind the bed which you can manually adjust as needed!
Off to the side of the room is a small reading nook that receives ample sunlight with a comfortable "Big Joe" chair and multiple books to choose from! There are currently no places to hang or store clothing outside of your suitcase.

LIVING AREA: A modern, comfortable couch and chair are provided for gathering around a coffee table. For extra sleeping arrangements, the couch does fold down and extra bedding is supplied to provide a restful night. A wood-burning stove (wood provided), for those chilly winter nights and a large Roku smart flat-screen television is set up for your enjoyment. (Your own login will need to be provided to access your favorite streaming service.) A window A/C unit is in this room for you to manually adjust as you need!

KITCHEN/DINING: While the various restaurants in town are incredible, the kitchen is stocked with all the silverware, pots, pans, and cooking utensils if you choose to eat in... or to make you feel guilty for eating out! A large, round dining table is at your disposal to eat, play games, or even get some work done.

BACKYARD: Outside is a fully fenced, private yard. There is only one access point to the yard and that requires exiting the front door of the cabin to reach the gate. (Keep this in mind for any friendly doggos you might consider bringing!) A firepit and chairs are provided, along with a cornhole set and a charcoal bbq. (charcoal not provided.) Other than sunlight, there are currently no outdoor lights for night activities, other than the fire pit.

FIRE PIT: Fire restrictions change daily based on dryness, so it is important to note that we cannot guarantee allowed burn times. The county number is provided so you can check each day.

OTHER AMENITIES: We've made it feel like home with the various amenities you'll have access to such as an iron, blow dryer, towels, soap, paper towels, and more. We also have a washer and dryer accessible any time you feel like doing a quick load of laundry... because who doesn't love doing laundry on vacation?
Guest access
You'll get access to the whole cabin. This includes the driveway, backyard, and front yard.
Other things to note
In an effort to keep the premises secure, we do have a Ring doorbell at the front of the cabin that records the outside entrance and street.

Please keep in mind that we run on a septic system, so please do not flush anything other than toilet paper.

We now have AIR CONDITIONING! One unit is in the downstairs living area, with the second unit upstairs in the loft. We have provided various fans to keep cool during the summer, as well. For the winter, there are plenty of individual room heaters and a wood-burning stove to keep warm

A note about WiFI: While you will be able to stream on the Roku TVs and connect your tablets or laptops with hardly any issues, it can be iffy when trying to Livestream or join Zoom meetings. Slow connections are a big problem with nearly every provider in the area. Welcome to Mountain Time!

The cabin is regularly sprayed for insects, but the location is in the mountains, so it is not uncommon to see some bugs about!

Pet Friendly, Dogs only, please. There is a $50 fee per stay.

**Important** Please make sure you read and comply with these rules:

No parties or events. We have a ring security camera on-site and are able to see if people outside your group come to the house. No more than 5 guests are allowed to stay at the property.

We run on septic. Please only flush toilet paper and no other products.

-No smoking inside the cabin - $150 fee for smoke damage
-Pets are allowed with a $50 fee per trip paid when booking (bringing in pets not included on the reservation will be subject to losing the damage deposit)
-Guests are required to pick up after their animals in the yard, if feces are left in the yard it will result in an extra $100 fee
-Late checkout past 11 am without our consent will result in a $75 fee
-Please respect the community. Quiet hours are 10 pm to 6 am.
-Guests are responsible for any fees due to burning violations from the county. (phone number to check for burn allowance provided in the guide after the booking)
-Any damage or messes left without contacting the host will be subject to losing any and all of the damage deposit

Please understand the cancellation policy. Power Outages, Adverse Weather, Poor Road Conditions, Sightings of Insects, issues with internet/TV/appliances and other equipment do not qualify for a refund.
